Landlords Fees

As a landlord, we aim to minimize the complexity of the letting process. From the first point of contact, to the successful occupation of a tenant, we are there for you to provide an ongoing service. By choosing MSK to manage your property you benefit from our excellent local marketing, high quality property maintenance and regular property inspections. We work in accordance to current legislation concerning property letting to help ease your burden and ensure all regulations are adhered to so you have less to worry about.

 

Lettings

Let Only
8% inc VAT of the gross rental term stated in the agreement.

Let Only and Rent Collection
10% inc VAT

Court Attendance £150.00 inc VAT

Our commission fees are deducted from the first month’s rental payment if sufficient, but if not, the balance will be deducted from the second’s month’s payment. However, in the event of the tenancy being terminated before the expiry of the term pursuant to an option contained in the Tenancy Agreement, we will recalculate our fee on a pro rata basis for all full month’s in which rent was paid and refund the difference, provided that our original fee was paid in full.

 

Management Service Fees

12% inc VAT of the gross rental term stated in the agreement.

Renewal

If the original tenancy is for a period longer than 364 days or is extended for the same tenant occupier, a further charge becomes payable to us at the outset of such extended period(s) at the rate of either
8% inc VAT for a lettings service or 10% inc VAT for a management service of the rent payable during the extended period(s) or renewal for a property.

 

Deposit Registration

MSK Properties are part of the Tenancy Deposit Scheme. If you require us to lodge the deposit into a Tenancy Deposit scheme we will charge a fixed fee of £60 inc VAT. If you do not wish to pay our fee, you will need to make arrangements for the deposit to be lodged in a government provided scheme within 30 days of the commencement of the tenancy.

Property Maintenance

Even after your property has been occupied, the worries do not stop there. We understand that as a landlord, you may not always be available to address issues that arise during tenancy. Our property maintenance service will ensure your property remains protected from wear and tear and serviced throughout the year. We include a range of services from pre and post tenancy cleaning, decorating, emergency repairs, gas and electrical safety certificates (which abides to current health and safety legislation), and above all, regular inspections to maintain the aesthetic value of your property. Our affiliated contractors are always at hand to provide quick, reliable and high quality workmanship where and whenever they are required, without causing any inconvenience to you.
